When you buy property in Algeria, several costs come on top of the price: registration duty paid to the State, the notary’s fee (plus VAT) and land registration. Here is how the simulator calculates each one.
1. Registration duty
It is paid to the Treasury to register the sale officially. The simulator applies 5% of the declared price. When one party is exempt by law, the rate drops to 2.5%, paid by the other party.
2. Notary fee
It pays for drafting the deed, checking the documents and the formalities. It follows a scale set by Executive Decree No. 08-243 of 3 August 2008. Each rate applies only to its slice of the price:
- 1 %above 0 DZD
19% VAT is added to the fee.
3. Land registration
It records the transfer of ownership in the land register, making the sale enforceable against everyone. The simulator applies 1% of the price.

4. VAT on new builds
A 9% VAT is due on a new home bought from a developer. It is usually already included in the developer’s price: the simulator does not add it to the fees and only shows the share included in the price.

The price stated in the deed is the basis for every calculation: it must match the real sale price.
Buyer and seller agree on how the costs are split; in practice the buyer usually pays most of them.
