1. The service

Immorio is a real-estate classifieds platform for Algeria. It lets you post, search and view properties for sale or rent, and contact advertisers directly.

Immorio is not a real-estate agent, a notary, or a party to any transaction: sales and rentals are concluded directly between users.

2. Acceptance and changes

Using the site means you accept these terms. We may update them as the service or the law evolves; the last-updated date is shown at the top of this page. Account holders are notified of material changes.

3. Your account

Accounts are created with a phone number, verified by a one-time code sent by SMS or WhatsApp. You must be of legal age and provide accurate information.

• An account is personal; you are responsible for how it is used.
• Never share your login code: Immorio will never ask you for it.
• You can close your account at any time from your account area or by writing to us.

4. Posting listings

Posting listings is free. By posting, you confirm that:

• the property exists, is available, and you own it or hold a mandate to offer it;
• the price, area, location and photos genuinely match the property;
• the listing does not duplicate another listing for the same property;
• the content contains nothing misleading, abusive or discriminatory, and no contact details inside photos.

Listings are reviewed before they go live. Immorio may refuse, reformat, suspend or remove a listing that breaks these rules, and archive listings that are no longer available.

5. Contact between users

The "Call" and "WhatsApp" buttons put users in direct contact. We record these contact requests for the advertiser's statistics and to fight abuse.

Stay alert: never pay a deposit before visiting the property and checking the ownership documents (deed, land register booklet). Report any suspicious listing to us.

6. Tools and indicative information

The online estimate, price index and mortgage simulator give orders of magnitude computed from market data. They are not a professional valuation, a loan offer, or legal or financial advice.

7. Paid services

Some optional services (valuation report, assisted posting, featured placement, professional plans) are paid. Their price in Algerian dinars and their content are shown before any order — see our pricing.

8. Intellectual property

The site, its brand and editorial content belong to SAHHAR DHIA EDDINE. You keep your rights to the text and photos you post, and grant us a free licence to display, adapt (crop, compress) and publish them on Immorio for the life of the listing.

9. Liability

Listings are written under the sole responsibility of their authors. Immorio runs checks but does not guarantee the accuracy of listings or the outcome of transactions. We work to keep the site available but cannot guarantee uninterrupted access.

10. Suspension and termination

If these terms are breached (fake listings, fraud, abuse), Immorio may suspend or delete the account concerned and its listings, with prior warning where possible.

11. Personal data

How we process your data is described in our privacy policy, in accordance with Law No. 18-07 of 10 June 2018.

12. Governing law and disputes

These terms are governed by Algerian law. In the event of a dispute, the parties will first seek an amicable solution; failing that, the competent Algerian courts will have jurisdiction.
