Home loans in Algeria: how do they work?

A home loan finances buying a new or existing home, building or renovating. Public banks and some private banks offer them, either conventional (interest) or Islamic (margin).

How much you can borrow depends mostly on your repayment capacity: the monthly payment must stay below a share of your net income set by the bank. The bank also considers the property’s value, your down payment and your job situation.

Borrower insurance, covering death and disability, is usually required. It adds to the monthly payment: the simulator includes it so you see what you will really pay each month.

  • Proof of income: recent payslips, or accounts for the self-employed
  • Employment certificate or contract
  • Title deed or sale agreement for the property

How is the monthly payment calculated?

The simulator uses the constant-payment loan formula from the amount borrowed, the annual rate and the term. Insurance (annual rate × amount borrowed ÷ 12) is added each month.

How much down payment do I need?

Banks don’t always finance 100% of the price: the rest must come from your down payment. The comparison shows the maximum share financed for each bank.

What is the maximum loan term?

It depends on the bank and your age at the end of the loan. The simulator caps the term at the one shown for the chosen bank.

Are the rates shown guaranteed?

No. They are indicative values: only your bank’s written offer counts.

What is Islamic financing (murabaha)?

The bank buys the property and sells it to you with a margin set in advance, paid in monthly instalments. Instalments are calculated like a conventional loan.
